Q: How do you arrive at a figure when valuing my property?

 

A: As an established Agency we have many properties which are under offer at any one time and properties which we have recently exchanged and completed. Many of these properties will form a basis for the valuation we provide you for your home. We will take into consideration the current market conditions, the variable differences between your property and others sold in the area and knowledge of the demand from potential buyers registered on our database.

 

 

Q: How will you market my property?

 

A: We have a comprehensive list of potential buyers on our database who will be emailed details of your property. Once applicants have been sent details, our dedicated sales team will contact buyers by telephone to secure early viewings. This operates alongside the vast exposure generated by our extensive online advertising.

 

 

Q: Where do you advertise?

 

A: Rightmove, Zoopla, Prime Location, home.co.uk, nestoria.co.uk, properties365, mouseprice.com and arbonandmiller.com. Additionally, we display all of our properties on large digital displays in our newly refurbished office.

 

 

Q: Are you regulated/licenced?

 

A: Yes. We a licenced Estate Agents with both the National Association of Estate Agents (NAEA) and the Association for Residential Lettings Agents (ARLA). We take our profession very seriously and we adhere to the guidelines set by the largest industry recognised organisation.

 

 

Q: Are your fees negotiable?

 

A: Due to the sensitive nature of this information, we are unable to specify our fee structure but we are highly completive and able to provide more flexibility than many corporate Estate Agencies. We are more than happy to discuss our fees should you wish to visit us in person or when we are invited to carry out a no obligation market appraisal of your property.

 

 

Q: What areas do you cover?

 

A: All areas within the London Borough of Redbridge including Barkingside, Clayhall, Gants Hill, Newbury Park, Hainault, Ilford, Seven Kings, Goodmayes, Woodford, Fairlop and parts of Chigwell. We have a strong online market presence and we are more than happy to consider properties outside of the local area. Please contact us should you wish to discuss this further.

 

 

Q: What does your fee include?

 

A: Everything. Initial set-up fees, website listing, photography, floorplan, accompanied viewings (if required) and any other related costs.

 

 

Q: Do you charge a fee If the property is not sold and we decide to remove the property from the market for sale?

 

A: No. We do not charge a fee should you decide to remove your property from the market for sale. Furthermore, we do not charge any administration or cancellation fees.

 

 

Q: When is your fee payable?

 

A: Only once you have entered into an exchange of contracts with your buyer. If you do not sell the property, you do not owe us a penny.

 

 

Q: Can you arrange an Energy Performance Certificate (EPC)?

 

A: Yes. We can put you in touch with a local company who can supply an EPC and often this can be carried out very quickly to save any unnecessary delays.

 

 

Q: Do I need to have a “For Sale” board?

 

A: No. We firmly believe it remains a very credible marketing tool. Have you ever gone out for a drive to an area where you were thinking of moving to and spotted a board? It can create many valuable leads but this is a personal choice and we fully respect sellers who do not wish to have a “For Sale” board.

 

 

Q: How quickly can my property go onto the market?

 

A: Very quickly if required. Providing we have received your instructions to market before 2pm, the property can go live before close of business on the same day.

 

 

Q: What is the best strategy for carrying out viewings?

 

A: This depends on your own circumstances and preferences. We have enjoyed a great deal of success from Open House Days in recent times but we understand this may not be for everyone. Feel free to discuss this with one of our property professionals to find an arrangement which works best for you.

 

 

Q: How do you arrange viewings for my property?

 

A: We would ask you to provide suitable times to conduct viewings. Once we have confirmed a specific viewing, we would send a text and email confirming the time and date as well as who is due to visit your property.

 

 

Q: Do you provide feedback?

 

A: Yes. We give viewers 24 hours to consider the property before we telephone for feedback. Should we not receive an immediate response, we send a text and an email requesting a call back to discuss your property. Once feedback is received we shall advise you without delay.

 

 

Q: How do you report any offers received on my property?

 

A: We will inform you immediately by telephone to advise of any offers received. Written notice of the offer will be sent soon after. We carry out thorough checks on the buyer’s financial status and buying position to provide you with as much information as possible for your consideration.

 

 

Q: Can you recommend a solicitor?

 

A: Yes. Over many years, we have forged strong working relationships with many local solicitors. We believe it is important to use a local company so they are accessible should you need to visit. Also, their knowledge of the local area may be an asset during the conveyancing process.

 

 

Q: Do you work with a mortgage advisor?

 

A: We work very closely with an independent mortgage advisor who has an exceptional reputation in the local area. Should you wish to discuss any borrowing needs we are more than happy to arrange an appointment for you to visit her at our office.

 

 

Q: Will carrying out home improvements and/or an extension add value to my property?

 

A: We get asked this a lot. We would require further information before providing you with an answer and therefore we would invite you to contact us to discuss your plans.
